Historic districts
Lakeland has seven locally designated historic districts: Munn Park, Dixieland, South Lake Morton, East Lake Morton, Beacon Hill, Biltmore-Cumberland and Lake Hunter Terrace. Before exterior work starts on a building in one of them, the City requires design review and a Certificate of Review, applied for through its iMS system, and in most cases a building permit too. Repair or replace? Florida's 25 percent rule
Many Lakeland homeowners have heard that if 25 percent of a roof is damaged, the whole roof must be replaced. That is no longer the full story. Under Florida Statute 553.844(5), if the roof or roof section was built, repaired or replaced to the 2007 Florida Building Code or a later edition, only the portion being repaired, replaced or recovered has to meet the current code, even when it is 25 percent or more. Roofs installed before that can be treated differently.
So the honest answer depends on your roof's age and permit history, how much of it is damaged, and how many repairs it has already had. We look up the permit record, inspect the whole roof, and show you the evidence. If a repair makes sense, we say so.
