What a roof inspection includes
- Roof surface. Shingles, tiles, metal panels, membranes and edges checked for damage, wear and missing parts.
- Flashing and penetrations. Chimneys, vents, skylights and wall transitions checked for gaps, cracked sealant and lifted flashing.
- Drainage. Valleys, low spots, gutters and drains checked so water moves off the roof.
- Attic and interior, when accessible. Staining, damp insulation and other early signs of hidden moisture.
- Written report with photos. Practical recommendations for repairs or future replacement planning.
After a storm
Post-storm inspections are especially important in Florida: damage that seems minor after a storm often gets worse before the next rain. The inspection is free, and there is no obligation to proceed.
