Before you sign anything

Hire a roofer, not a middleman

After a storm, door-knockers show up fast. Some are roofers. Some are sales teams that sell your job to whoever bids lowest. Ask any roofer these seven questions, us included. Each one takes about a minute to check.

  1. A state certified roofing licence you can look up. Search the number on the state DBPR site.
  2. Its own crews, on its own payroll. Ask who will be on your roof, and get it in writing.
  3. Its own workers’ compensation. Ask for the certificate, then check it in the state database.
  4. General liability insurance. Get the certificate from the insurer, not a photo on a phone.
  5. No subcontracting. Ask whether any part of your job goes to a subcontractor.
  6. A real local address. Find it on the licence record and on a map.
  7. Never sign an assignment of benefits. If the paper says “assignment”, stop and call your insurer.

A complete roof system

A roof is layers, and each one has a job

A new roof is more than the shingles you see from the street. This is what a complete job covers, from the deck up.

How a replacement works

  1. Roof deck checkSoft or rotted decking is found and replaced before anything goes on top.
  2. UnderlaymentThe water barrier under the roof covering, your backup if wind-driven rain gets past it.
  3. Flashing and edgesChimneys, walls, valleys and eaves, where most leaks start.
  4. VentilationAirflow in the attic helps a Florida roof shed heat and moisture.
  5. Roof coveringShingle, metal, tile or a flat system, chosen for your roof and installed as a complete system.

Two quick checks

Is it storm damage, or is it age?

Two honest self-checks you can do in a minute. Neither is a diagnosis. Both end in a free inspection.

Storm damage self-check

Did the last storm damage your roof?

Check what you can see from the ground or inside the house. Please stay off the roof; a wet or damaged roof is dangerous to walk on.

Signs you have noticed

Tick any signs you see

Even with no visible signs, a yearly inspection plus a quick check after big storms catches small problems before they become leaks.

  • Take dated photos of any damage you can see from the ground.
  • Keep receipts for tarps or emergency repairs.
  • Call before an adjuster visits so the damage is documented properly.

How old is your roof?

A quick look at where your roof sits against typical Florida service life. It is a guide, not a diagnosis.

Typical ranges come from our lifespan guide. Storms, installation quality and ventilation change the real number. Only an inspection can tell you the condition.

Know the law

What Florida law says, in plain English

We are roofers, not lawyers. This is a summary of the statutes as published at leg.state.fl.us for 2026. If your situation is complicated, ask your insurer or an attorney.

Assignment of benefits (s. 627.7152, Fla. Stat.)

For residential and commercial property policies issued on or after January 1, 2023, a policyholder may not assign post-loss benefits to someone else. An attempt is “void, invalid, and unenforceable” (subsection 13). Older policies, issued July 1, 2019 through December 31, 2022, can still carry an assignment, but only if the agreement meets a long list of rules (subsection 2). Check the date your policy was issued.

No deductible waivers, gifts or rebates (s. 489.147(2)(b))

A roofer may not offer you cash, a gift card, a rebate or a deductible waiver in exchange for an inspection or for filing a claim. The same section states that knowingly waiving a deductible with intent to defraud is insurance fraud, a third-degree felony (s. 489.147(1)(a)). A contractor can be fined up to $10,000 per violation (s. 489.147(3)).

Roofers cannot adjust your claim (s. 489.147(2)(d))

Unless it holds a public adjuster licence, a contractor may not interpret your policy, advise you on coverage or adjust the claim for you.

You get a written estimate (s. 489.147(2)(e))

A contractor must give a good-faith itemized estimate of the cost of services and materials before you sign an agreement for repairs tied to an insurance claim.

Your right to cancel (s. 489.147(5)-(7))

Roofing contracts must include required notices. After a hurricane or other declared state of emergency, you can cancel a roof contract without penalty within 10 days of signing, if it was signed within 180 days of the emergency declaration and the home is in the affected area (s. 489.147(6)).

Licence number in every ad and contract (s. 489.119(5)(b))

If a roofer’s ad, bid or contract has no state licence number, that is a red flag. Vehicles that carry a contractor’s name must show the number too (s. 489.119(5)(c)).

Workers’ compensation on the job (s. 440.02(20)(b)2, s. 440.10(1))

In Florida construction, a company with even one employee needs workers’ comp. If a roofer sublets work, it is on the hook for the sub’s workers unless the sub has its own coverage (s. 440.10(1)(b)), and it must require proof of that coverage (s. 440.10(1)(c)).

Statutes checked 3 November 2026.

FAQs

Frequently asked questions

How do I know a roofer is really licensed?

Ask for the state licence number, then search it on the Florida DBPR site at myfloridalicense.com. You will see the business name, the licence type, whether it is current and when it expires. Florida requires the number to appear on every proposal, contract and advertisement (s. 489.119(5)(b), Fla. Stat.). If the number is missing or does not match the company name, keep your pen in your pocket.

Should I sign an assignment of benefits?

No. For property insurance policies issued on or after January 1, 2023, Florida law says a policyholder may not assign post-loss benefits, and an attempt is “void, invalid, and unenforceable” (s. 627.7152(13)). Older policies can still have an assignment, but only under strict rules, including a 14-day right to cancel (s. 627.7152(2)). Whatever your policy date, read before you sign and call your insurer first.

A roofer says they will cover my deductible. Is that allowed?

No. A roofer may not offer you a rebate, gift card, cash or a deductible waiver in exchange for an inspection or for filing a claim (s. 489.147(2)(b)), and the same section says knowingly waiving a deductible with intent to defraud is insurance fraud, a third-degree felony (s. 489.147(1)(a)). You pay your deductible. A contractor who says otherwise is putting your claim at risk.

Who deals with my insurance company after storm damage?

You do. A contractor may not interpret your policy, advise you on coverage or adjust your claim unless it holds a public adjuster licence (s. 489.147(2)(d)). What a roofer can do: inspect the roof, document the damage and give you a written, itemized estimate (s. 489.147(2)(e)). Take that to your insurer. Not sure whether damage came from a storm, wear or a shingle defect? Ask for the inspection findings in writing. A shingle defect is generally a question for the manufacturer’s warranty, a different path from a storm claim.

Does my roofer need workers’ compensation, and why should I care?

Yes. In Florida construction, a company with even one employee needs workers’ comp (s. 440.02(20)(b)2). If a worker without coverage is hurt on your property, you can be pulled into the dispute. If a contractor sublets your job, it is responsible for the sub’s workers unless the sub has secured coverage (s. 440.10(1)(b)), and it must require proof (s. 440.10(1)(c)). Ask for the certificate and verify it in the state’s Proof of Coverage database.

Can I cancel a roofing contract I signed after a storm?

Often yes. If your roof contract was signed within 180 days of a governor-declared state of emergency and your home is in the affected area, you can cancel within 10 days of signing or before the official start date, whichever comes first, without penalty (s. 489.147(6)). Send the notice by certified mail, return receipt requested. Roofing contracts must also carry a notice about insurance claims (s. 489.147(5) and (7)). If a contract is missing it, you may be able to void it within 10 days (s. 489.147(5)).
